Property

This spacious townhouse features three bathrooms, three bedrooms, and tons of space for cooking, dining, entertaining, or peaceful rest.  It even comes with a private single-car garage, and for those who have multiple vehicles, street parking permits are available and reasonably priced.

Living inside of a gated complex within downtown Toronto has many advantages, including privacy and security.  The neighbours are friendly, safe, and look out for one another.  I travelled for work for 6 years, and during that time I felt confident knowing that my house would still be standing when I returned, and I wouldn’t have to worry about the risk of theft or robbery.  During my time living at the townhouse unit, we didn’t have a single incident where security was compromised.  Say goodbye to annoying door-to-door salesmen, solicitors, and pesky flyers.  The unit comes with a Ring Doorbell, which provides peace of mind for those away from home, as well as security, smart motion-sensing video capture and archiving, and phone alerts when activity is detected or the doorbell is rung.

Privacy

I have many fond memories of get-togethers hosted inside the townhouse, out on the two upper and lower balconies, in the back yard, grilling on the BBQ (not included) on the lower balcony, and dining with a beautiful view of the Toronto skyline from the upper.  It’s difficult to find similar amenities to what this property has to offer.  Imagine having your own back yard in the city to garden, host outdoor celebrations, or just to relax and catch some rays.

The Area

Over the years we’ve had some significant improvements made to the townhouse complex; including new driveways, new front staircases, and neighbours who have volunteered to plant and maintain the upkeep of the front gardens.  The maintenance fees are used towards snow removal and salting in the winter (yes, no more shovelling or laying down salt on the steps, it’s done for you!), clean-up, maintenance, and repair of the common elements, outdoor window cleaning of the residences, and building a healthy reserve fund for the future maintenance of common elements.

The appliances in the townhouse have been well-maintained.  Over the years, repairs, maintenance, upgrades, and replacements have been performed on the furnace, the fridge, the garage door, the dishwasher, the oven, as well as the washing machine and dryer.  These appliances have been looked after well, and should perform well for years down the road.

The unit also comes with a Tesla home wall charger for 72 amps of charging power for electric vehicles, and an upgraded 200 AMP (not 100% sure, might want to check the panel if you use this) for all of your electrical requirements.

Condo Board / Property Management

The condo board is made up of like-minded neighbours who work diligently together, donating their free time and resources to meet own a regular basis to continuously improve the townhouse complex.  The board works hard to ensure that the best interests of the homeowners are met.  I’ve personally been on the condo board for over 6 years now, and I’ll be resigning as the President.  Over the years we’ve faced our share of complex improvement projects, maintenance work, budget / financial reviews, vendor management, and the management and resolution of residents’ issues.  From being conservative in budgeting/spending and only increasing condo fees a minimum amount when required, to being an escalation path for residents who have issues with their property or the quality of services provided by vendors, I can feel proud that I helped contribute towards a condo board that is transparent, responsive, unbiased, and courteous.

The property management company that the condo board employs are helpful, knowledgeable, and quick to take action when required.  I’ll admit that at first I was hesitant to live under the rules of a condo board, but I quickly realized how advantageous it was to have everything managed for you, to be able to escalate any concerns, and who work with the residents to resolve issues and make improvements.  We even have a community event every summer where you can meet your neighbours and celebrate together.  I joined the condo board to help influence the decisions made in the best interest of all of the residents and their properties, and found them to be quite reasonable.
